About the site

Bordering the southern edge of Stonards Hill and to the east of Kendal Avenue, the site is currently privately owned and used mainly as open fields.

The site is well located and is within easy reach of local amenities and travel connections. It benefits from easy access to Epping High Street and Epping Underground station, making it a well-connected and highly accessible space for the local community. Its proximity to everyday services, shops and public transport makes it a highly sustainable location for a neighbourhood sized development, whilst maintaining the majority of the site as open green space that will benefit from new routes to improve connectivity in Epping.

While some local people enjoy informal access for walking, public use isn’t guaranteed for the future.

Our proposals for the site aim to secure public access, enhance the landscape, and create a welcoming space where nature and community can thrive.
